Every year, people search for the “best Boston suburbs for families”, often while comparing public schools, commute times, home prices, parks, recreation, and other community resources.

Those factors can be useful for narrowing a home search, but there is no single Boston suburb that is best for every household.

Rather than creating our own ranking, we compared several current sources: Niche’s 2026 Boston-area rankings, Boston Magazine’s 2026 public high school analysis using Massachusetts DESE data, 2026 MLS PIN sales through August 31, and approximate driving times to Boston. This is the updated edition of our 2025 Boston suburbs, families, and schools guide.

The results also show why relying on one ranking can be misleading. Newton, for example, is #7 on Niche’s broader “Best Suburbs to Raise a Family” list but #3 on its public-school-specific ranking. Needham is #20 on the broader list but #9 for public schools. Sherborn is #23 on Niche’s public-school ranking, while Dover-Sherborn High School is #1 in Boston Magazine’s 2026 high school analysis.

The phrase “best Boston suburbs for families” reflects common search behavior and the name of a third-party ranking category. It is not a Santana Team determination that any community is better suited to families or to any other group.

Santana Team does not rank, recommend, or characterize towns based on who should live there. We also do not determine whether a school, district, or community is “good” or “bad” for a particular buyer.

Instead, this guide provides objective third-party school information, housing data, commute estimates, transit options, and public community resources so readers can decide which factors matter to them.

School rankings use different methodologies and should not be treated as interchangeable. Buyers should review official school-district information and Massachusetts DESE School and District Profiles, confirm school assignments for a specific property, and research the programs and services important to them.

Familial status is protected under the federal Fair Housing Act. The information in this guide is provided consistently for comparison purposes and is not intended to steer buyers toward or away from any community.

Market and commute note: MLS PIN statistics below cover January 1 through August 31, 2026. Housing markets change over time. Driving times are approximate city-to-city estimates under typical traffic conditions, not rush-hour guarantees.

Needham is included as an additional comparison because it remains #9 on Niche’s public-school ranking even though it is #20 on the broader “families” list. Sherborn’s condo average is based on only four sales.

Niche’s broader ranking incorporates factors beyond schools, while its public-school ranking uses a weighted average of area school grades. Boston Magazine’s ranking looks specifically at individual high schools and uses the most recent Massachusetts DESE data available at publication. These sources are useful for comparison, but they answer different questions.

Commute and transit

The approximate city-to-city drive from Brookline to Boston is 20 minutes under typical traffic conditions. Brookline also has direct rapid-transit access through both the Green Line C and D branches. Coolidge Corner and Brookline Village provide major commercial centers, while Larz Anderson Park offers extensive green space and recreation. See the driving-time estimate.

Commute and transit

The approximate city-to-city drive from Lexington to Boston is 31 minutes under typical traffic conditions. Lexington has no direct rail station, although MBTA buses connect toward Alewife and the Red Line. The approximate city-to-city drive from Belmont to Boston is 24 minutes under typical traffic conditions. Belmont has commuter rail service on the Fitchburg Line, including Belmont and Waverley stations. Depending on location, Newton residents may have access to the Green Line D branch, commuter rail, and MBTA buses. How to Compare Boston Suburbs When Schools Matter to Your Search

Rankings can help create a shortlist. They should not make the decision for you.

Start with more than one school source

Niche provides a place-level public-school grade and ranking. Boston Magazine evaluates individual high schools using a different statistical model. Massachusetts DESE provides official state school and district data. Those sources answer different questions.

The differences in this guide illustrate that clearly: Sherborn is #23 on Niche’s public-school ranking while Dover-Sherborn High is #1 in Boston Magazine; Belmont is #6 on Niche’s public-school list while Belmont High is #36 in Boston Magazine; Needham is #20 on Niche’s broader suburb list but #9 for public schools; and Newton is #7 on the broader Niche list but #3 for schools.

Rather than asking which ranking is “correct,” look at the underlying information and decide which measures matter to you.

Confirm the school assignment for the actual property

Do not assume that a town name or ZIP code guarantees attendance at a particular elementary, middle, or high school. School boundaries, enrollment policies, and assignments can change. Confirm the applicable schools directly with the district before making a housing decision.

Compare the programs and services you actually need

A single number cannot tell you whether a district offers the specific resources you are researching. Depending on your priorities, that could include special education services, arts, athletics, languages, advanced coursework, vocational programs, extracurricular activities, before- or after-school programs, or other district resources.

Look at the actual commute

“Close to Boston” is not a commute plan. Two properties in the same town can produce very different morning trips. Once you begin looking seriously at homes, map the commute from the specific address at the times you normally travel.

Transit also changes the equation. Brookline and Newton offer Green Line access; Belmont, Wellesley, Winchester, Sharon, Newton, and Needham have commuter rail options; Lexington and Arlington rely more heavily on bus connections; and Wayland and Sherborn have no direct MBTA rail.

Compare housing by property type

This is particularly important in Greater Boston. Brookline’s 2026 average single-family sale price is approximately $2.91 million, while its condo average is $1.31 million. Newton’s averages are approximately $2.16 million for single families and $1.20 million for condos. Arlington is approximately $1.45 million for single families and $906,000 for condos.

A generic “average home price” can therefore give buyers a distorted impression of what inventory actually exists.

Consider public resources beyond schools

Parks, libraries, recreation programs, bike paths, transportation, commercial centers, and other public amenities can all affect day-to-day logistics. These are factors buyers can research objectively without anyone deciding what kind of household “belongs” in a particular town.
