After hovering in the high-6% range most of the summer, rates dipped to around 6.5%—the lowest we’ve seen in 2025. That small shift makes a big difference. A typical buyer with a $3,000/month budget now has roughly $20,000 more in purchasing power than they did just a few months ago. If rates push closer to 6%, we could see even stronger buyer activity.

Inventory Growth is Slowing

More homes hit the market this spring and summer, but that pace is starting to cool. If inventory flattens or declines this fall, competition could pick back up quickly. Buyers who act now may have a window of opportunity before demand surges again.

Prices Remain Steady

Greater Boston’s median home price is still near $1 million for single-family homes, and condos in Cambridge, Somerville, and Brookline continue to draw attention. Sellers are finding that staged and well-priced homes move quickly, while overpriced listings linger.

If you’ve been on the fence, fall may be the time to make a move. You’ll have more negotiating power than in past years, especially if you act before rates dip further and demand spikes. New construction buyers may also find incentives like builders offering discounts and upgrades to move inventory.
