Condos
Condo inventory is up 19% and new listings are up 16%. Buyers have more options to compare and can take a little more time before making decisions. Even though the average sale price rose, price per square foot slipped about 2%, which suggests larger or higher-end condos are trading hands. For sellers, pricing strategy and presentation matter more than ever, since there are more listings competing in the same neighborhoods.
Single-Family Homes
Single-family inventory is relatively steady, and prices rose about 8% to $2.87M. Fewer homes sold compared to last year, but days-to-offer dropped, showing that well-priced homes are still moving quickly. Buyers should be ready with pre-approvals and clear offer plans. Sellers can expect strong demand when their homes are positioned correctly.
Multi-Family Homes
This is where we are seeing the most dramatic change. Inventory tripled and new listings climbed 19%, while closings dropped. For buyers and investors, this creates negotiating room and more choices. Sellers may need to adjust expectations and prepare for longer days on market unless their property is priced sharply or offers strong rental income potential.
The Cambridge market right now offers more breathing room for buyers, especially in condos and multi-families, while sellers are facing more competition. Single-family homes remain in short supply and continue to attract strong offers.
