Over the past two weeks, new listings in the Middlesex County housing market increased significantly:
- Mar 5–Mar 19: 964 new listings
- Feb 18–Mar 4: 691 new listings
This is one of the clearest signs that the 2026 spring market is getting underway. Sellers who were waiting for better timing are starting to list.
Buyer Demand: Homes Going Under Contract Are Up About 26%
Buyer activity is rising alongside that new inventory:
- Mar 5–Mar 19: 643 homes under contract
- Feb 18–Mar 4: 510 homes under contract
That tells us something important: more inventory is coming online, but it is not just sitting there. Buyers are active and absorbing new listings as they hit the market.
What We’re Seeing on the Ground
One of the most noticeable shifts right now is what is happening with homes that did not sell last year.
Some properties that sat on the market in late summer or fall are coming back this spring and selling much more quickly, sometimes in the first weekend.
